Home inspector or home appraiser? This can be confusing when considering buying a home.
When you are considering buying a home, it is smart to check it out carefully to see if
it is in good condition. The person who does this for you is called a home inspector. We only use state licensed inspectors for our REMAX clients .
The inspector works for you and function is to let you know whether the home you want to
purchase is in good condition or you are buying a “money pit” Get your inspection before you are finally committed to buy the home. This is how we can determine if the cost of any repairs is still a good deal or if they are items the seller should fix before the close of escrow.
A home inspector is different from a home appraiser. The home appraiser is an
independent professional whose job is to give the lender an estimate of the home’s
market value. Your mortgage lender wants to ensure the value is there before they lend on the home. You are entitled to a copy of the appraisal prior to your closing. This allows you to see how the price you agreed to pay compares to similar and recent home sales in your area.
